In order to benefit from the SSI or Tax Administration discounts you need to pay your debts properly.
4What do I need for SMEDSA incentives?
Your company has to be registered in the Chamber of Commerce or in the Chamber of Handicraft.
5What is a Building Registration Certificate?
It is the document to be created for the structures evaluated within the scope of the Permission for Reconstruction.
6Will the Permission for Restruction cover the aggrieved ones who have the floor easement deed but does not have the Condominium?
Yes. Once the Building Registration Certificate has been obtained, it can be transferred to the Condominium with the consent of all the owners.
7Will the new structures that did not get the Settlement Certificate due to various reasons be also benefit from this process?
Yes. Provided that they were built before 31.12.2017, these buildings will be able to start the transition to the floor ownership by taking the Building Registration Certificate.
8Will the Building Housing Cooperatives, which go beyond the zoning legislation, namely building more floors and apartments, benefit from this new law?
Yes, these structures will be able to obtain the Building Registration Certificate within the scope of the Permission for Reconstruction
9For example, in a four-floored building was unlicensed fifth floor built and upon receipt of the Building Registration Certificate for the 5th floor, in case of the structure is demolished and re-made will the 5th floor be made again?
When the building is demolished and rebuilt, the provisions of the existing zoning legislation will be applied. So 4 floors will be valid.
10Is the extension made to the balcony part of any independent section of the residential building, will benefit from the Permission for Reconstruction?
Yes. The Building Registration Certificate can be obtained through the area of the independent section area + the added section.
11How will the Building Registration Certificate be taken if some part of a building is used as a commercial one?
The areas used as residential and commercial will be declared separately and according to this declaration, the Building Registration Certificate price will be calculated. The Building Registration Certificate does not provide extra rights in terms of reconstruction and does not create vested right. In case of renewal of the structures with the Building Registration Certificate, the provisions of the Reconstruction legislation in force are applied.
18What will be the demolition decisions and administrative fines taken before the Permission for Reconstruction?
The demolition decisions and administrative fines imposed under the Reconstruction Law shall be canceled.
19Will structures in social reinforcement areas benefit from the Permission for Reconstruction?
Only buildings located on definitively assigned land for social reinforcement cannot benefit from the Permission for Reconstruction. İt will be able to apply for buildings in areas that are shown as social reinforcement in the plan but not in definite allocation.
